Downsize To Luxury

Are you looking to downsize to luxury? I specialize in helping you.

Have you ever thought, “I want to sell my home in Scottsdale, AZ”? Well, you have come to the right place! I am going to give you a breakdown of what this process looks like.

Several times a week, I am asked,” Pam, what do I need to do to sell my property in Scottsdale?” The first step is, I need to view the property. I assess what needs to be done and give you constructive advice. For example, DECLUTTER—remove all the extra knick-knacks that make a home look messy.

I may even recommend that you rent a storage unit and box items and remove some furniture. Cluttered homes tend to make a house look messy, and new home buyers like to see clean, organized homes. Trust me on that!

Next, I am going to create a CMA (Comparable Market Analysis). An accurate CMA is going back six months and finding all the similar homes that have sold in your neighborhood. This does NOT include active properties that are up for sale. So, if you say, “But, that house a block over is asking $$$,” I am going to tell you that is not a comp. Anyone can ask anything for their home, but until it is sold and recorded, it is not a true comp.

If a property has a pool and yours does not, I will adjust the price on your home down to a more realistic number. If you have an updated kitchen and a comp does not, your price will go up. Price per square foot does come into play somewhat, but not if two properties are entirely different (one updated and one not).

After we come to an agreement on the price, the paperwork starts. I will have you sign all of the necessary documents along with a listing agreement. This is an agreement on a commission of what you will pay me and what you pay the agent that brings the buyer. It also determines the amount of time that I have to sell your property. The standard amount of time that is allowed on a listing agreement is normally six months.

Next, the fun begins! I hire a professional photographer to take pictures of your home. Drone pictures will be included if you have a property that may be intriguing from a bird’s eye view to see how close mountains are or to show the size or shape of a larger lot, etc.

We will begin marketing your home, social media posts will be created, a sign with your permission will be installed on your property, and a special lockbox will be placed as well. Your home is then entered into our MLS (Multiple Listing Service) so that everyone looking for a home will know your property is available.
